Listing fee ($99) is due when you publish a listing. The 5% lease commission is charged when a tenant signs the lease through the Platform — never before. If a listing doesn’t fill, the listing fee is all you owe.
No. Pricing is per-listing only. Add unlimited teammates, properties, and applicants without it changing your bill.
No. When your tenants list a sublease through Student Spots, you get free read-only oversight and a one-tap approval flow. The $300 sublease completion fee is paid by the original tenant (the Sublessor Host), not you.
No. We don’t skim ongoing rent. Rent flows directly from the tenant to your verified Stripe Connect account after the Initial Platform Payment. The 5% lease commission is a one-time charge at signing, calculated on Total Rental Revenue (the full lease amount).
Yes — cancel anytime from the console. Listing fees are non-refundable, but you owe no commission for tenants found off-platform.
No. Per § 5.4 of the Terms, Student Spots does not conduct background, credit, or criminal checks itself. Student-status verification (school email + enrollment) is included for every Renter. If you or your tenants want optional third-party background or credit screening, those services are available through the Platform with their fees passed through (typically $25–$45 per applicant), shown before authorization.
