Most leases allow subleasing with written consent. Student Spots routes a one-tap approval to your landlord with the subtenant’s profile and the master lease pre-attached, so they can say yes (or message you) without leaving their inbox. If your lease forbids subleasing outright, our flow flags it before you publish.

Every Student Spots sublease has a 32-day minimum. Anything shorter trips short-term-rental rules in most Massachusetts cities, so we don’t list it.

Your master lease (PDF or photo is fine), proof of school enrollment, and a government ID. Most students upload these once during onboarding and never see the prompts again.

You pay a one-time listing fee when you publish ($49.95 for your first listing, $99 for subsequent listings). The $300 sublease completion fee only triggers when all three signatures are in. After that, your subtenant pays rent directly to whoever your master lease names — usually you or your landlord. Student Spots doesn’t process ongoing rent.
